It’s a collection of very different communities, each with its own personality, cost structure, and lifestyle. Understanding these differences before you move can save you from making an expensive mistake.
1. Lakewood Ranch Isn’t One Neighborhood
Lakewood Ranch spans more than 33,000 acres across both Sarasota and Manatee counties. Within that large area, you’ll find golf communities, waterfront neighborhoods, active adult villages, luxury estates, and family-focused areas — all with very different vibes.
What works perfectly for one buyer can feel completely wrong for another. That’s why shopping by ZIP code alone is often a mistake. Two homes with the same 34202 ZIP code can offer completely different daily experiences depending on which village they’re in.
2. CDD Fees and HOA Fees Are Not the Same Thing

I’ve seen buyers fall in love with a more affordable village because it offered the lifestyle they truly wanted, while others were disappointed in a luxury community that didn’t match their daily habits.
4. Lakewood Ranch Keeps Growing — and That’s a Good Thing
Lakewood Ranch was recently ranked the nation’s #1 multigenerational master-planned community for the eighth consecutive year. According to RCLCO, the community recorded more than 2,000 home sales in 2025 alone and remains the fastest-selling community of its kind in the country.
This continued growth brings new amenities, new neighborhoods, and new energy. However, it also means that the community you buy into today may look and feel different five or ten years from now. Understanding the long-term vision for the area around your home is important.
5. Don’t Start with the House — Start with the Lifestyle
This is the most important advice I give buyers.
Before you fall in love with a specific house, take time to think about how you actually want to live. Ask yourself honest questions:
How often am I willing to drive?
Do I want golf as part of my daily life?
Do I want walkability to shops, dining, or events?
Do I want a highly social lifestyle with lots of activities?
Do I prefer new construction or established neighborhoods with more character?
When you start with lifestyle instead of square footage or finishes, you’re much more likely to end up in a community where you’ll be happy for years to come.
