Amber Creek at Lakewood Ranch: Affordable New Townhomes With No CDD Fees

Lakewood Ranch may be known for luxury homes and resort-style communities, but not every buyer needs a million-dollar house, three separate clubhouses and enough amenities to require their own orientation manual.
Amber Creek offers something different: a smaller, low-maintenance townhome community with approachable pricing, low monthly fees and no CDD assessment.
Built by Ryan Homes, Amber Creek is one of the most affordable ways to purchase new construction within Lakewood Ranch. But it is also a boutique community with one floor plan and limited shared amenities, so buyers need to understand exactly what they are—and are not—getting.
Here is my honest guide to Amber Creek at Lakewood Ranch.

Where Is Amber Creek?
Amber Creek is located at the intersection of 44th Avenue East and White Eagle Boulevard in the 34211 ZIP code. The model home address is 12570 Amber Creek Circle, Lakewood Ranch, Florida.
The community is approximately 10 minutes from I-75 and close to:
Lakewood Ranch Main Street
Waterside Place
Bob Gardner Community Park
Premier Sports Campus
Lakewood Ranch Library
Restaurants and shopping along State Road 70
Lakewood Ranch Medical Center
University Town Center
This is a convenient section of Lakewood Ranch for buyers who want access to the larger community without living in one of its more expensive, heavily amenitized villages.
Amber Creek also has connected sidewalks providing direct access toward nearby schools, including B.D. Gullett Elementary and Dr. Mona Jain Middle School. School assignments can change, so buyers should always confirm current zoning directly with the School District of Manatee County.

Amber Creek Homes
Amber Creek is a small community consisting of only 84 two-story townhomes. All homes are built by Ryan Homes using the Mayport floor plan.
The Mayport offers:
1,674 square feet
Three bedrooms
Two full bathrooms
One half bathroom
One-car garage
Double-width brick-paved driveway
Open-concept main living area
Kitchen island
Upstairs laundry
Walk-in primary bedroom closet
Covered lanai
Water or nature-view homesites on select properties
The distinction between the garage and driveway is important: the home has a one-car garage, but the wider driveway can accommodate two vehicles side by side. That gives owners more practical parking space without requiring a larger garage.
All three bedrooms are located upstairs, while the kitchen, dining area and main living space are on the first floor. There is also a first-floor powder room, which is helpful when entertaining.

How Much Do Amber Creek Townhomes Cost?
As of July 2026, Ryan Homes is advertising the Mayport floor plan from approximately $299,990. Lakewood Ranch’s official village page lists homes beginning around $319,990.
The difference is likely related to specific homesites, completion stages, incentives and available inventory. Because Amber Creek is now selling its final opportunities, pricing will depend on the remaining home rather than simply the advertised base price.
The final cost may also be affected by:
End-unit versus interior-unit placement
Water or nature views
Interior finish packages
Closing-cost incentives
Interest-rate incentives
Estimated completion date
Builder incentives can be valuable, but they are frequently tied to using the builder’s preferred lender and title company. Buyers should compare the complete loan terms—not just the advertised rate or closing-cost credit.
A large incentive does not automatically mean it is the strongest financing option.
Amber Creek HOA and CDD Fees
One of Amber Creek’s biggest selling points is its relatively simple fee structure.
The community’s HOA fee is currently listed at approximately $189 per month. The HOA includes exterior and lawn maintenance, allowing residents to enjoy the benefits of homeownership without spending every weekend mowing grass or maintaining the exterior landscaping.
Amber Creek is also advertised as having no CDD fee.
A Community Development District assessment is commonly found in newer Lakewood Ranch communities and is generally included on the annual property-tax bill. Not having a CDD assessment can reduce the ongoing ownership cost compared with similarly priced homes in communities that carry both HOA and CDD fees.
However, HOA dues, insurance costs and tax estimates can change. Buyers should verify the current fee schedule and request the complete HOA documents before signing a contract.
Does Amber Creek Have Amenities?
Amber Creek includes a community dog park, but it does not offer the large resort-style amenity package found in communities such as Lorraine Lakes, Star Farms or Sweetwater.
There is no community clubhouse, fitness center or resort pool.
That is not necessarily a negative. It is one of the reasons Amber Creek can maintain a lower monthly HOA fee. Buyers are not paying for amenities they may never use.
Residents still have access to Lakewood Ranch’s broader network of parks, trails, town centers, events and recreational facilities. Nearby Bob Gardner Community Park includes walking trails, playing fields, a playground, a dog park and outdoor recreational space.
If having a neighborhood pool and clubhouse is high on your priority list, Amber Creek may not be the right choice. If keeping monthly expenses lower matters more, the simpler amenity package may make sense.
What I Like About Amber Creek
Amber Creek brings a much-needed price point to Lakewood Ranch.
Not every buyer wants—or needs—a large single-family home with a pool and a $4,000 annual CDD assessment. Amber Creek offers newer construction, three bedrooms and low-maintenance living at a price that is becoming increasingly difficult to find within Lakewood Ranch.
I also like the size of the community. With only 84 homes, it feels more intimate than the enormous villages with hundreds or even thousands of residences.
The included covered lanai is another practical feature. Many entry-level townhomes offer little private outdoor living space, while Amber Creek provides a covered area overlooking either water, landscaping or neighboring homes, depending on the location.
The double-width driveway is also more useful than it sounds. A one-car garage plus a narrow driveway can become frustrating very quickly when two people have cars.
What Buyers Should Consider
Amber Creek offers value, but buyers need to consider the tradeoffs.
There Is Only One Floor Plan
Every home uses the Mayport design. Your primary choices will involve the unit’s location, view, finish package and whether it is an interior or end unit.
All Bedrooms Are Upstairs
The floor plan does not offer a first-floor bedroom. Buyers who need single-level living should consider a villa or single-story home instead.
It Is a Townhome Community
Townhomes have shared walls, HOA restrictions and different insurance responsibilities than detached single-family homes. Buyers should understand exactly what the HOA maintains and what remains the owner’s responsibility.
The Amenity Package Is Limited
The community has a dog park but does not include a pool, clubhouse or fitness center. Lower fees are the tradeoff.
Remaining Selection Is Limited
Amber Creek is currently advertising final opportunities. The original selection of homesites and finish packages may no longer be available.
Insurance Still Matters
Even though the HOA handles certain exterior items, owners will still need their own insurance policy. The HOA’s master insurance policy does not replace individual coverage for the interior, personal property and owner-specific liability.
Amber Creek Compared With Other Lakewood Ranch Townhomes
Amber Creek may be worth comparing with townhomes and villas in communities such as Avalon Woods, Sweetwater, Star Farms, Lorraine Lakes and Esplanade at Azario.
The biggest differences will usually involve:
Purchase price
HOA and CDD fees
Community amenities
Floor-plan choices
Location within Lakewood Ranch
Garage size
New construction versus resale
Long-term maintenance responsibilities
A community with a higher monthly fee may include a resort pool, fitness center and social programming. Amber Creek keeps its fees lower by offering a simpler lifestyle.
Neither approach is automatically better. The right choice depends on how you actually plan to live—not which clubhouse looks best during a 20-minute model-home tour.
Is Amber Creek Right for You?
Amber Creek may be a good fit if you want:
New construction in Lakewood Ranch
A three-bedroom townhome
Low-maintenance living
No CDD assessment
A relatively low monthly HOA fee
A small community
Convenient access to schools, parks and I-75
A purchase price near the low $300,000s
It may not be the best fit if you want a first-floor primary suite, a two-car garage, multiple floor-plan choices or a full resort-style amenity center.
