Built exclusively by Toll Brothers, Monterey is a private, gated community located in the southeastern section of Lakewood Ranch near Fruitville Road and the future Bourneside Boulevard extension. The community combines large single-family homes, substantial homesites and resort-style amenities with convenient access to Waterside Place, downtown Sarasota and the Gulf Coast.
But as I always remind buyers: Lakewood Ranch is not one neighborhood, and every village offers a different version of the Florida lifestyle. Here is what you should know before deciding whether Monterey is the right fit for you.

Where Is Monterey at Lakewood Ranch?
Monterey is located at 2637 Waterfront Circle in Lakewood Ranch’s 34240 ZIP code. Its position near Fruitville Road places it east of downtown Sarasota and south of many of Lakewood Ranch’s established villages.
This location may appeal to buyers who want:
A Sarasota County address
Gated new construction
Convenient access to Waterside Place
Larger luxury homes without a mandatory golf membership
Proximity to Sarasota’s shopping, dining, cultural attractions and beaches
Monterey feels slightly removed from the busier sections of Lakewood Ranch, but that is part of its appeal. You get a quieter, more residential setting while remaining connected to everything Lakewood Ranch and Sarasota have to offer.

Homes in Monterey at Lakewood Ranch
Monterey is being developed by Toll Brothers and is planned to include approximately 900 homes when fully built out. The community offers both single- and two-story luxury homes surrounded by ponds, lakes and preserved natural areas.
As of July 2026, Toll Brothers is offering three collections:
Ardenna Collection
The Ardenna Collection currently offers homes starting from the upper $700,000s, with floor plans ranging from approximately 2,517 to 3,958 square feet.
These homes generally offer three to five bedrooms, flexible living spaces and three-car garages. Available designs include the Rossi, Selby, Rossi Elite, Bearadise and Breeze.
Shearwater Collection
The Shearwater Collection features larger residences ranging from approximately 3,291 to more than 5,400 square feet. Base pricing currently begins in the upper $900,000s, with several designs exceeding $1 million before structural options, design selections and homesite premiums.
Floor plans include the Ballast, Caladesi, Centennial, Stoneybrook and Dexter.
Egret Collection
The Egret Collection is expected to arrive in fall 2026, with anticipated pricing beginning in the $1.9 millions. This will introduce another level of luxury within Monterey for buyers looking for larger homes and more elevated design options.
Prices and availability can change quickly, and the advertised base price is rarely the final price of a new construction home. Homesite premiums, pools, structural modifications and design-center selections can significantly affect the total investment.

Schools Near Monterey
Monterey is located within the Sarasota County School District. School assignments can change as new communities develop and enrollment boundaries are adjusted, so buyers should confirm zoning directly with Sarasota County Schools for the specific property address.
School ratings and third-party websites can be helpful starting points, but they should never replace verification with the district.
What I Like About Monterey
Monterey fills an interesting space in the Lakewood Ranch market.
It offers newer luxury construction and extensive amenities, but it does not require buyers to join a golf club. The homes are generally larger, the floor plans are highly customizable and many include three-car garages—something that is becoming harder to find at lower price points.
I also like that buyers can choose between several different levels of luxury within the same community. You may be considering a 2,500-square-foot single-story home, a multigenerational floor plan or a future home approaching the $2 million range without having to leave the neighborhood.
For buyers who like Toll Brothers but want to compare communities, Monterey also provides an alternative to The Isles at Lakewood Ranch. The Isles is more established and located farther north, while Monterey offers newer construction, a Sarasota County location and future expansion in the southeastern portion of Lakewood Ranch.
What Buyers Should Consider
No community is right for everyone, and Monterey is still developing.
Construction will continue as additional phases and collections are released. Buyers should expect builder activity, vacant homesites and evolving surroundings during the community’s growth period.
You should also look beyond the floor plan when selecting a home. The position of the homesite can affect privacy, afternoon sun, water views, road noise and future resale value. A beautiful model home can distract buyers from the fact that the lot may ultimately matter just as much as the kitchen.
